Need some opinions on this house: http://www.realestate.com.au/property-h ... -113228835 Been looking at that area for a while now, pretty confident on what this will end up going for and the wife & I are v interested in it. We've been looking for an old house in the area to renovate to our tastes. The problems I have with this house are: 1. Only one bathroom, meaning we would somehow need to add one 2. Garage is in a single and bad condition, we are wanting a double car garage meaning we will have to knock down and rebuild I see huge potential in this place though, which is why we are v interested. However, what I can see might not be the best or most economical solution! I've been toying with the idea of turning the existing dining room into an ensuite and WIR, as well as making the current living area the master bedroom. I would then knock down the kitchen wall and master bedroom wall that form a hallway to open that area right up to be a living / dining area. Down the track the plan would be to tack on an extension where the window is in the current meals / family area. The extension will add 1 or 2 bedrooms (depends of family planning) and open up that back family area. I need your opinions on: 1. Are the above plans the most cost effective way of turning this into a 4 + 2 + 2 with maybe a study / 5th bedroom 2. Are my following estimates close: a. Garage - $25k b. ensuite / WIR / main bedroom - $20k (incl fittings) c. Knocking down walls of kitchen / living area - $5k (in case replastering or any structural work is required) d. Extension - $80k (2 bedrooms, extend living area) e. Re-do kitchen - $10k (my dad builds kitchens as a hobby so can do this one economically) f. Renovate bathroom - $8k g. Sundries - $20k (flooring and painting in other rooms etc) I know it's hard to comment on the above but just looking for any guidance / advise / help anyone can provide! If I was able to get the property at my desired price, the above will add approx $200k ($250k with 5th room) value to it, meaning I shouldn't be overcapitalising. But I've been looking at the house and your plans and I guess the one thing that has sort of stood out to me is that if you do an extension off of the family room how do you think this will look? In my mind I see this putting the laundry smack bang in the middle of the house which I guess isn't an issue for some but it would certainly annoy me. Another thing to think about is how you feel about seeing the toilet from the living/dining area, again for some not an issue but maybe for others it is. Where do you see the double garage going? Will it fit down the side of the house where the current garage is. Do you want it to be an attached garage or stand alone etc? Will it need to be built on the boundary. I see a bit of slope in the land will any of the changes require retaining work? I think the key to making a great addition is to do it in a way that it doesn't look like an addition. We are doing a huge reno on our house and have added an additional 200+ sqms of house and renovated the rest, one thing we found was once you've knocked down one wall the cost to knock down another isn't that great. Interior is screaming out for an update. I like your plan but would be more inclined to extend at the front rather than the back. That way you can add your double garage. Where it is now I will knock down the wall separating it from the family area to open that up and to flow into the extension. With regards to the toilet, I'm with you, I was thinking of keeping the portion of the wall that faces the toilet door, but knocking down the rest. I see the double garage going where the single is now. The single is 3.8 wide and I would say there is enough room to put a double in if you put it right up on the boundary. I agree re the extension, I want the house to flow and not feel like anything was tacked on...will take some proper planning. Might throw some questions your way in the near future!! Thanks Definitely going to update the interior straight away, if we are lucky with the purchase! We will leave the extension until it's needed as it's currently just the two of us. Planning on kids in the next couple of years. All 3 items listed are defects and are of concern.
