I have a late 60's 2 story brick veneer home in Sydney's north. Our building inspection on purchase (2 years ago) found some rotting support timbers underneath the house. We have fixed the water issue ( was pooling underneath the house) by laying a concrete path on the side with drainage where the water was coming in to the subfloor. Now we need to replace to rot. There is also some detectable unevenness to the floor. So basically I don't really know the extent of the problem and if complete repinning will be needed (I hope not). But I am wondering what/who do I call in to have a look/where do I start?? The access to under the house is fairly small in some areas but you can almost stand in others (slight side sloping block). Any advice appreciated thanks.
Ok I have just found the building report and thought the extra detail may help. There is mild wood rot decay in the floor joists and bottom wall plates. This was noted under a bathroom leak which we had fixed. Ventilation adequate. Rusted ant caps. It says our supports are piers??
