Browse Forums Renovation + Home Improvement 1 Jan 29, 2013 2:33 am Hi all, My partner & I bought our first house 1 year ago and have decided to start our renovations! Our first project is taking out an interior wall between the kitchen and the lounge to go for a open plan look. We want to rip out the old kitchen entirely and start again from scratch. I have been playing around on sketchup and I am struggling to find a layout I like (fit an island in the kitchen!) I would love to make this work but I don't have enough room as the dining table would be too close to the lounge (no room for chairs). http://i1309.photobucket.com/albums/s640/Gavin_Mulhall/ScreenShot2013-01-28at115319PM_zpsc9c23377.png The entrance to the house is on your left and the hallway on the right. (The distance between the island and the base wall cabinets is 1300mm). I had another rough fiddle but dont like the L shape with the corner cupboard because its very similar to the old layout. http://i1309.photobucket.com/albums/s640/Gavin_Mulhall/ScreenShot2013-01-29at122931AM_zps793d3d18.png What do you think?? Thanks in advance for your advice!! Re: Open plan renovation! Layout HELP!!! 2Jan 29, 2013 8:38 am Have you thought of incorporating the dining table into the island. Have seen it done in some displays. The table part is generally lower than the bench part, if that makes sense. Use two different colours for emphasis. Downside is you lose one side of your table. Up side is you dont have to allow for gap between them, saving space. Re: Open plan renovation! Layout HELP!!! 3Jan 30, 2013 12:31 am Thanks a lot for the feedback!! No I hadn’t thought of island/dining tables integrated into one and got quite excited by it initially, but the other half thinks this might deter from resale value, as there is no room to put a main dining table and not everyone likes island/tables. If we do have to go L Shape I’m not really sure where to put the dining table. It doesn't look quite right. Might need to go a square table, which isn't my number one choice but could suit better? Here is the floor plan with measurements if that helps at all. http://i1309.photobucket.com/albums/s640/Gavin_Mulhall/House_zps105359c8.png Re: Open plan renovation! Layout HELP!!! 4Jan 30, 2013 8:34 am The first option looks tight for space. The 2nd feels like an apartment space. The other issue I have is walking straight in from the front door and instantly seeing the kitchen area first. Tough choice you have. Re: Open plan renovation! Layout HELP!!! 5Jan 30, 2013 12:53 pm I hear you. We ended up going a square table but used 6 chairs instead of 8. Chairs fit nicely under table this way, whereas with 8 chairs they had to stick out, taking up more space. It doesnt look odd and gives us plenty of elbow room for those rare family dinners! It doesnt look odd and gives us plenty of elbow room for those rare family dinners! i find if you get 6 chairs, and 2 slightly differnet chairs you can place around the house that can also be used as dining chairs. i have a couple of the hans wegner wishbone that float around the house (of of em by the door where i can put shoes on and another just in a corner of the house somewhere). when guests come over my small table of 4 seats 6 with the wishbones on each end. i saw a website selling a pair of new wishbones for $335 the other day Re: Open plan renovation! Layout HELP!!! 8Apr 19, 2013 12:15 am maybe go for a round table? alternativly what about a breakfast bar with the stools near the hallway, and the table where the island is in your drawings? Islands are tricky when space is at a premium. I think you should reconsider the built in table. I've seen it in a lot of magazines and it looks great! Layout HELP!!! 9Apr 19, 2013 9:14 am I made a little plan for ilustration. I made the table 90 x 150. Either long side of the table is 1m, towards the cooktop 1.40m space. I think the layout isn't too bad without an island. Putting the fridge left from the window might not be practical although it would look better. I think to your living room seating it will be about 1.5m. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hello!
