Re: Bungalow/Studio Cost 2Dec 05, 2012 7:18 pm We have been looking at getting a kit form timber shed/garage but converted to use as an outdoor room/guest room/study - approx. 5.4m x 3.6m (from memory) - but given size is over 10m2, we need to get council approval and it must be laid on a concrete slab. I think most councils require anything over 10m2 to have a permit - your approx. size comes in at spot on 10m2. So just as a guide - we were looking at not much change from $10k - that included : * the actual shed - upgraded to smooth pine weatherboards so that we could easily paint to match house (they come standard in that rough pine timber that you could stain or possibly sand yourself??). * A cut out made to our specifications to allow for a double sliding door. * Double sliding door (purchased and installed separately) * gutter kit * delivery and installation (from memory??) * 1 x 900 x 900 window (size is going from memory, but def. including a window). * 1 x skylight panel * concrete slab * insulation and plasterboard for internal walls (based on our our rough estimate??). * council permit By the time we added some electricals (outlets, possibly a fan) and maybe a few other bits and bobs that we might have overlooked, we probably were looking at $10k or a touch over. If you wanted to stick to the basic standard boards that come with the shed, and just have the included single timber door, you could take about $2100 off that price - and the price of the basic shed would be cheaper as you want something smaller (and you would need to adjust whatever the price might be for timber as opposed to concrete foundation). I have heard to get one built from scratch would be closer to $20k... but haven't had any quotes done myself. I soooooo wish I (or DH) had some basic understanding of building - could knock one up ourselves over a weekend . You could take a look at Garden Sheds Galore website in Cheltenham (VIC). HHCIB I would suggest you simply go and talk to council about your proposal, most councils are getting onboard with ancillary dwellings.
