Browse Forums Renovation + Home Improvement 1 Nov 30, 2012 1:28 pm Hi all, First post as the wife and I have just moved back to Perth after being away for about 10 years and have just signed contract for a small turn of the century (1900 that is) cottage that needs some work. Decent sized block for the area (west of the CBD) and great location but bathroom has to go and kitchen, floors, walls all need some tlc. Initially looking for a good draftsman/architect/ designer to talk about what we can do and do some basic plans for bathroom and kitchen to submit to the council. Also some recommendations on good bathroom and kitchen companies that do the federation style well as we really like the period features. I've been surfing around the forums and a lot of the details are PM'd to the poster so apologies if I'm asking the same questions. We have settled on the house now and have started with some basic renovations to make the place a bit more liveable. Install new vanity, replace tapware) - Sand and polish floorboards - Replace skirtings and architraves (I want to run the wiring in conduit behind the skirtings so if anyone has any experience with this, please let me know) - Patch wall and ceiling cracks - Paint walls and ceilings Always on the lookout for good tradies that anyone can recommend so please send the info through. Update - end of Feb 2013 4Mar 02, 2013 11:26 pm Well all, by way of an update, we've been pretty busy pulling everything apart and now we need to put it all back together before moving in near the end of March. We've decided to replace most of the mouldings in the front part of the house (the back is likely to look significantly different when we extend). So we've taken most of the skirtings off and found some old newspaper clippings behind a few..... Used it outside to pull all the ivy off the house and inside to paint, fix ceilings, repair cracks and numerous other jobs. Was quite cheap too and holds about 225kgs. The old stick built roof is not done as much these days but we have a big roof pitch and lots of space so a few dormer windows and a bit of work will make it look great. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ In renovating the bathroom, we decided to keep the floor intact (the brown tiles aren't great) and just redo the shower and vanity for now. Its all likely to be gone 12 - 18 months so we thought we would try to keep the cost down. I bought a shower tray and some hebel blocks for a basic hob along with a frameless shower screen off eBay (its was 20% of any price I was quoted in Perth and arrived in 3 days from Victoria). New plumbing for the shower base is done and base will be in place tomorrow. Shower will arrive this week and I'll get the plumber to come and do the pipework before putting in villaboard on the walls and tiling over it. They are just some cheap white mosaics from a discount tile place in Perth. Note to self, make sure surface to tile on is VERY flat. Had forgotten how much of a difference it can make, especially with mosaics !! This week we've got the plumber coming to connect the gas line for the oven and redo some of the plumbing in the bathroom along with plasterers to repair ceilings and cornices and hopefully the electrician to do some rewiring of the lighting circuits. A few lessons learned so far, - Internet shopping is the greatest thing ever when doing renovations - Finding good, reliable tradies is nigh on impossible - A lot of tradies will add a premium based on where you live (which is abject thievery in my view) - Old houses (over 80 years) were built very, very well but its all the rubbish that has been added over their lifetime that gives you problems. This update will be a long one, so relax, grab a beer and put up your feet...... Where to begin? We finished the kitchen splashback and have given all the cupboards a coat of paint along with the walls to brighten up the room. We are keeping the wooden benchtops for now and they required a lot of sanding to get all the grease and grime off. Its clear that nothing has been done to them for a long time as they have soaked up 3 coats of varnish already. Painting recessed brick is a nightmare by the way, avoid it at all costs and spray the damn stuff if you can. I also hung up the new brass triple pendant fitting thats going to hang over the workspace on the kitchen bench and think it looks pretty good. We have also decided to utilise the old fireplace for the new oven but its needed a bit of work to make it useable. I poured a small concrete base in the old hearth to give a nice stable platform. We also picked up a second hand plaster surround that we got a bit of help to install. Still needs a little decoration but it should work well with a rangehood venting up the chimney. The ceilings in the kitchen and dining room had some horrendous, old cedar-panelling that was clearly a good look in the 80s. We took it all down over a few days and it showed that the old lath and plaster ceiling underneath was badly damaged so we have decided to batten out the ceilings and put up plasterboard sheets to give us a nice finish. I got all the sheets, battens, screws, jointing stuff delivered from one of the plaster centres. The battens are very easy to install but the plaster and laths were so thick that I had to use 70mm screws to get to the joists and had to setup string lines to find them. The front rooms have also needed a bit of work and one didnt have any cornice so we decided to have a nice, new one installed along with a couple of new vents as the old ones were cracked and damaged. That room has now had a coat of paint and become our bedroom. We chose all the colours from the Dulux Heritage range and have some new skirtings that need to be installed too. The bathroom has been coming along too. We picked up a really nice vanity with a stone benchtop on Gumtree and its been in the back shed for a month or two. We got that installed when the taps and shower were delivered (it does have 2 other drawers to put in and a matching mirror to hang on the wall. I've been slowly working on the shower and finally got it finished this weekend. Tiling over the villaboard was easy but cutting all the tiles to get 8-way fall in the base right wasn't easy at all, especially since it was the first shower I've ever tiled. The shower screen was fairly easy to fit although it was seriously heavy and hard to get into place. Always amazes me that such a big heavy piece of glass is held in place with just a few small, channel brackets. and finally, we have had the floors sanded and polished. The old jarrah boards have turned out really well and have a deep, rich red tone to them. They havent had any attention in a long time either and have needed an extra couple of coats to finish them off. Really happy with how they have turned out though. We moved in on the weekend too so the house is bursting at the seems with all our furniture. It feels like a home again now but still needs some more work. The plumber and electrician will be around this week to wire in the new lights and plumb in the gas for the oven. More to come soon...... Anyway, we're picking up a new puppy this weekend so have been dog proofing the yard and getting a new front fence built along with hanging new gates on both sides of the house. We managed to pick up some nice old recycled bricks from Gumtree that came from an old 1870s homestead in the Swan Valley. They're quite rustic and not particularly uniform but I think they turned out well and we are getting some nice iron panels and gates built at the moment. Federation Reno in Perth - Extension Plans !! 17Aug 15, 2013 7:55 pm Sorry I didn't get these up straight away, we have a few things we are looking at modifying but the basic concept will remain the same....... This the ground floor with the red box being around the original house. There is an old 70s skillion roof extension that we will demolish so that we extend out from the original house. The kitchen will be two steps lower and will be at the same level as the pool and courtyard. I like the separation of the minor bedrooms and master suite too, each with their own stairs. My ONLY concern with the void in the master bedroom overlooking the family room, is the noise and privacy issue. Would you be better utilising this space and extending the floor space of the master bedroom, or even making part of this a private balcony overlooking the pool? I know my wife would hate to have her sleep-ins interrupted by noise and light coming from the void when we visit!!
