Just looking at purchasing a property that has had the double garage (under the same roofline) converted to a study/storage area leaving just a single gge. It actually looks more like a narrow bedroom with WIR at the end but they're maintaining it's a study. Anyway, it appears to have been done without a permit by one of the previous owners. I have contacted council and they can only search back 10 years, and theres nothing mentioned in the s32 about it. Just wondering what we should be looking out for with it? There is a small step down into the room (maybe 4 inches?) which gives me the impression they have just framed the walls and laid underlay/carpet straight on the garage floor. That would generally be bad for damp issues etc wouldn't it? My partner is an electrician so can check the wiring is up to scratch, so would whoever we get to do the building inspection be able to tell about the other issues in a normal inspection or is it something we're going to have to tear away parts of walls/floor etc to find out?
