This would include materials (mpg10 90x45) and labour Would anyone know if this estimate is in the ball park? Total size is 200m2 with 130m2 on ground floor and 70m2 on 2nd level. I can easily find out the material cost per m2 ($3lm for timber 90mmx45 mgp10 @ 450mm centres with single bottom plate and double top plate.) but wanted to know how carpenters charge for their labour? I don't know how you calculate a sq metre rate as apart from labour there is a lot to factor in. Some truss & frame companies would probably give you a rough idea too.
