Browse Forums Renovation + Home Improvement 1 Aug 31, 2012 9:33 am HI again OK.... so after no replies to my earlier post.... maybe I'll try another angle . Can anyone tell me if the figures quoted on the Archicentre website for prices per m2 to extend (particularly for weatherboard) are within range?? For eg, they are quoting something like $860-$1650 (roughly) per m2. Even at the higher end, is that accurate?? Or are they way off?? Thanks HHCIB Re: Archicentre cost guide query 2Aug 31, 2012 9:48 am Please provide more detail, i.e. single story or two story extension, is it a just a deck or living/family room or kitchen or wet area or ...... All these things will factor into the average cost/m2 A better (more accurate) guide would be to setup a spreadsheet with m2 of each type of area listed in one column with the different rates per m2 listed against each and a total. Example. Room...................m2........Rate $/m2...........Cost $ Kitchen................20............1800...............36000 Family..................36............1400...............50400 Bath.....................6.............1550...............9300 TOTALS................62.................................95700 Average from above is $1543.55 Personally, I think $860/m2 is unachievable for any type of indoor living area. $1650 looks more likely but could be much higher if you’re just doing a kitchen and bathroom for example. I gave more detail in my other post but didn't get a response so I thought I'd keep this one brief . Extension would be roughly 30m2 - single level - no bathroom or kitchens (actually, there would be one toilet - placed next to existing bathroom). 30m2 would be spread between extending current dining/living (approx. 13m2), adding toilet and linen cupboard (approx. 3m2??), extending existing bedroom (approx. 3m2) and adding new bedroom (approx 10m2). All of it is adding to back of existing house/flat roof extension. HHCIB ETA - the figures I am quoting are for shell only (including plastering) - not including finishes (paint/carpet etc). 2 7191 There is no reason why building contract reconciliation cannot be done prior to handover, if the builder won't do it get someone to do it for you.
