So after living in our house for 2yrs now, we are narrowing down our options regarding an extension. Originally we thought we would build up (and would still love to) but realistically, we think to do so will be out of our budget - given we would then want to put in another bathroom upstairs etc etc). So, we are now working on the theory of basically (although it's never as straight forward as it sounds), knocking out our entire back wall - which currently includes the living/dining and a bedroom, and extending back - with the end result adding living space, a separate toilet, and a smaller spare bedroom/study/playroom. In a nutshell, the entire extension work will be approx. 29m2 - this includes a toilet, extended living area by 2m, a bedroom, and a small walkway. It is a weatherboard house in Bayside Melbourne and probably be a flat roof extension (we already have a flat roof extension so unless finances permit to create a pitched roof, we will keep the flat roof for now). On stumps. Now, I know a lot of people ask about cost. And a lot of people respond with what Archicentre is currently quoting. Even if I use the upper end of what Archicentre is quoting (around $1680 m2 or something like that), it would bring this in a smidge under $50k (not including toilet plumbing etc etc). If I use the cheaper end of the scale, going by their estimate it would be around $25k (and they say to subtract 5% for Melbourne) Am I in my right mind to expect that we could get this extension built for anything under $50k? Just to build and have to finishing stage. So not including anything like carpet, paints, robes, tiling in toilet or even toilet itself, and not including start up costs - council permits, fees, draftsmen etc etc. Just the finished plastered/wired shells. I have just made our first call to a draftsman to get a quote to get some plans drawn up so that we can get some real quotes. But I don't even want to bother forking out the coupla grand for the plans if the consensus is that I am no where near the ball park for what I want. We have so much we need/want to do - and the money tree out the back hasn't been giving me as much 'fruit' as I would like so we need to be careful that we don't waste money on something unrealistic. (Our third option is a fitted out shed out the back - sad, but true ). Any one think this is doable for - fingers crossed - circa $50k?? Thanks for any input. HHCIB Re: Plans for weatherboard extension - am I on the money?? 2Oct 23, 2012 7:05 am a small extension is expensive per m2. having said that a simple extension is cheaper than a complex one. bathrooms are much dearer than open space or bedrooms. don't hold me to it, but you might still get this done for the money. knocking out an entire wall could be expensive. you just need someone who isn't too fussed about making a lot of money out of it. cheerio Re: Plans for weatherboard extension - am I on the money?? 3Nov 01, 2012 8:10 pm Thanks Leighton.....
