Its a modest 4 bedroom single level home - couldnt even guess at the area - but to re-roof an old home - has anyone any idea of a ballpark figure of costing using clay tiles? That is - the carpentry work, tiles and guttering. Actually , my preference would be for charcoal coloured shingle roof tiles - but that will depend on cost - do they cost much more than other tiles? As part of my extending and renovating my early 80's home I demolished the existing colorbond roof (low roof pitch also) and have replaced it with a new glazed terracotta tile roof. Here's extremely rough figures on what I paid to do it (my house is around 380m2): New trusses - $14000 Roof tiles, battens, tile clips, batten screws - $20000 Sarking - $1000 Anti-ponding boards, fascias, gutters, silicon - $4500 Mortar (sand, cement), pointing - $500 Fibro and paint for soffits - $1500 All up this comes to about $41,500, but doesn't include any labour expenses (in my case I did all my work myself). You also need to take into account: Additional timber required to strengthen your house frame for a possibly heavier roof load Engineering fees (engineer needs to assess your existing frame) Re-plastering ceilings and cornices where existing plaster is fixed to ceiling joists Re-installing ceiling light fittings, vents, etc Electrical cabling work to re-run any cabling that might be affected Hire fees for tile cutting saw (or just purchase one) These items are just off the top of my head, but I think I covered all the major stuff. She says that its too low and that when it bucketing rain, because the roof pitch is low the gutters cant get rid of the rain quick enough and the guttering cant cope with the rain - so she has internal water damage. If it is a tiled roof and has low pitch I would consider going to colorbond and look at the gutters and downpipe system. A higher pitched roof has more area and as such you could end up putting more street on the drainage system if it is the main problem. I forgot to mention roof pitch in my first post - my original roof had a roof pitch of 11 degrees, while the new roof is 22.5 degrees. As for my reasons for replacing the colorbond with a tile roof, I prefer the look of tiles (I think they look more "prestigious") and I hate the sound of rain on a tin roof, which makes me feel like I'm in a shed.
