Hoping to pick some brains on a problem U have with my garage. I'll try and be as brief as possible.
I moved into a house that had an existing carport with makeshift walls to make a garage - 2 were made up of an existing fibro fence plus other stuff, the 3rd is the house itself, and the 4th, a roller door with colourbond surround. The garage leaked profusely from the side and back walls from the top down and inside the garage.
I paid a carpenter/builder to create a a more permanent solution that would make the garage waterproof, so that I could use it for storage, the freezer, work tools, etc.
The contractor erected 2 walls, side and back, using a steel frame, a hardy product - hardieflex sheets, I believe - on the outside, and plasterboard on the inside. He also said he would use some kind of plastic sheeting between the two to help with waterproofing. He also mentioned that the plasterboard sheets would have a very small gap beneath to prevent moisture getting into the interior walls.
What I have now is a garage that leaks from the floor, where the walls meet the pre-existing concrete slab. The water does not pour in, but it seeps in along both walls to the extent that the skirting board that was put on the back wall has peeled away from the wall and the plasterboard is damp at the base. I'm concerned that in time the moisture will compromise the plasterboard so that eventually, the walls will have to be removed and replaced.
Has anyone got any possible solutions for me on this that I can hopefully do myself. The builder is not returning my calls/emails.
