The property is brick veneer built on top of a rocky hill. If you have experienced this before please let me know roughly how much this will cost and what is the process for getting a structure engineer assessment i.e. before involving an architect or after etc.? I tell my clients to allow approx $2500 per sq m of extension whether ground floor or upper level for the building work alone. This allows for everything bar floor coverings ( carpets ) and window coverings. Fees to the council, surveyor, structural engineer and draughtsman would probably set you back another $15,000 Any structural work to the lower level or any changes to the ground floor would obviously be on top of that too. Say upstairs you wanted three bedrooms, another bathroom and a second living area totaling 60 sq m and the engineer wanted two beams installed to carry the extra weight . 60 x $2500 = $150,000 Fees = $ 15,000 Beams etc = $ 5,000 Total = $170,000 Note this is a rough guide only.
