I have not moved any walls...added 2 walls in dining room for a wir and ensuite, so cheap ish there only knocked the back wall out. just moved the kitchen over a bit, so plumbing wont be a problem. have a flat roof on extension...cheap as extension sorted......... An absolute must better to have 3 and a study/ 4th bedroom and one great living and sep (ish) dining ...will be of more value and cost you less to build. what did you think of my plan? You already have plumbing in the room next door.... Then you could make what you have on this plan as the main bed/WIR/ensuite as another bedroom and the study. Because the extra rooms and study don't need to be as big as the main bedroom, so I wouldn't have to push the right wall out so far, and the master wouldn't need to be so long and skinny and awkward, and would save on plumbing! And the entry can still fit on the east wall. Now to figure out the 2nd living area... without adding much more floor space... oh, I wish I wasn't so tired so I could stay up and play some more... I also agree with Kiwi here...there just isn't enough living space. Rather than have 5 bedrooms (or four bedrooms with study), I think turn the master (in your latest plan) into extra living space, and just turn the ensuite/WIR into a study. Re: Advice on extension plans needed please 36May 28, 2012 5:59 am if you are worried about building more house..just pop a little out for dining/ family make master bed a formal lounge with a 2 way fire (you lose a bedroom..but do you really want 5 bedrooms now? that is in the future and by then you will want to move, and you will be earning more money, so you can) this wont cost you a kidney to do now... means you can have a great house now to live in and use ALL of it (rather than having 3 bedrooms un used) you want to use every bit of your home or you are wasting real estate $$$$$ and living in a tiny area...if not utilising all of it..NOW thus endeth the lecture. ok, had a play...i am crappola though, but you get my drift. have a coat cupboard for shoes/ coats at the front door, which also blocks the view of the kitchen and the hall bedrooms. esp if you are just chatting to a door salesman and dont want them seeing your messy kitchen I know you have a back door for the laundry, so keep it, and have a walk in pantry..light will go in there in winter, but not in summer, so I wouldnt bother with a door. and move the laundry door over to give you more useable wall space...maybe put a broom cupboard in laundry now you have a longer wall, than before..more storage... the kitchen layout is just there..im not happy with it...but change it etc i gave you a bin area...whooa i would have a two way fire between family and lounge cos that southern lounge in canberra will be COLD and no one will use it..so you need to make it inviting. I think even a door in the hallway through to the laundry would be good, someone mentioned that the wall of the current laundry may be load bearing (not sure about that though) so that may restrict us slightly, but if I can knock it out to make the laundry bigger I definitely will. But in saying that, I do like the fact that there could be a "cosy" room, as the rest of the house will be floorboards, so the lounge could be carpet etc. My first reaction to a fireplace place is no, but if I looked into a non-wood fire (gas perhaps) I suppose it is something I shouldn't overlook, it would be a pretty nice feature! Also, we are tv people. We don't actually watch much "tv", but movies and dvd box sets we do, and hubby plays his playstation etc all the time, so our main living areas would be centered around the tv. Not what everyone wants, but that's how we are. Our block is not elevated at all, no views, so it's 2 steps down the back door to the backyard. The alfresco would actually be a "sunken room" from the grassed area. So I'm tossing up between timber flooring or just cement (or tiles), I actually like both a lot, so would go with whatever is cheaper. If it's cement, then all the furniture and small retaining wall to the grass would be nice timber. ( ie I would maybe have both entrances) but depends how you live. I hear ya re play station etc so tv in lounge for him and a tv in family room for you..sorted. Sorry, didn't realise you wanted an alfresco ( you probably said it on the first page) I know I mentioned it, but if it is something that is a must, have it north and west facing if possible , as you still want maximum sun in the family room in winter and that would be from the north windows ( where I crossed off some of the building) you really don't want it there, but to the side of the house, which would make your kitchen dark..but you could do a skylight in the kitchen instead..as you are re roofing. I too, would go for a doorway between the laundry and the hallway. If the kid/s are outside and need the loo....they only need to go through the laundry and around the corner to the toilet. (or if they get grotty outside, they only need to do the same...not go through your lounge/dining, past the kitchen, down the hallway dragging their grotty clothes with them!
