Browse Forums Renovation + Home Improvement 1 May 14, 2012 12:29 am Hi all, I am renovating an old apartment in Roseville NSW. It currently has two bedrooms, 1 bathroom, kitchen, dining room, lounge room and sunroom. A few people in the block with the same floor plan as my apartment are turning the kitchen into a small third bedroom/study and converting the dining room into a kitchen. My concern is that the current kitchen (approx 2m x 3.6m) is too small to realistically be a third bedroom but would be great as a second bathroom (with the dining room being converted into a new kitchen). The sunroom which adjoins the lounge room could then be separated by timber bi-fold doors and act as a sunroom/guest bedroom. Interested to know thoughts on what would be considered a better way to go as far as maximising the potential of the apartment for future sale. Re: Third Kids Bedroom/Study or Second Bathroom 4May 16, 2012 7:21 am welcome to homeone domkenn I agree with builderforlife, a 3rd bedroom is WAY better value re real estate than an expensive (ie plumbing) bathroom fit out. 3 bedroom apartments dont need 2 bathrooms unless it is double bay. ( a proper one, needs to be min 2.8 x 2.8 I recon..min) Thee is even a space for a wardrobe where the units have come out. See there is an alcove. Perfect for a wardrobe and a study area. Pop computer on the desk there, and frees up living room, wardrobe next to it. Make that space work. I'm really into making every cm count! Put a bed in for guests.... Don't just have it as a study...as the value won't be as high, even if you don't sell...at the end of the build the bank will want to know what it is now worth, so put a double bed in there, even if you want it as a gym etc. just till you have it re valued.
