We live in a 2 bed room detached house (2 storey) in lower north shore and thinking to add another room to the existing dwelling. We did a little bit investigation and found that we live in the residential zone B and its landscape requirement is 50%. We could not find Floor Space Ratio requirement in North Sydney council website... Can anyone tell us what's the implications of these? Do these mean if our land is 250m2 and our 1st storey occupancy is only 80m2 currently, can we add additional 40m2 in theory? Also, as far as the carport is concerned, is it a part of landscaped area? Or is it a part of building? I appreciate any input from anyone. Thanks. Download the North Sydney Local Environmental Plan 2001 and have a look in there. They tend to have different floor space ratios for different localities so make sure you are looking at the right one.
