You will need to get plans drawn and engineered to find out what is required. Unfortunately its a little more complicated than filling a trench with concrete and steel posts. BUt to answer your origanal question, the concretors normally do your footings. Yeh, no doubt it's not that simple - but I'm aiming for a rough price. Concrete is minimal in the extension - the only concrete will be in the footings. OK, so after we finish drawing up ur rough drawings, we go to ... ? to draw plans up. The plans are drawn, we get council to approve. We then employ a concreter? to put the foundations in - they mark it out too do they ? I doubt the chippie doing the frame work will be arranging that - so that must be something we take up..? Sorta - I'm planning on getting the extension water tight, and then finishing the interior (i.e. framework, sarking, roofing, cladding) all done externally - then I take my time doing the rest. Hope to save a chunk on labour in the process. So, from what I gather: - We find our plan (might be asking for feedback on a few designs soon). - Take what works to a draftsman, get him to measure the plans to size? (so they'll want the current measurements, positions, etc) - they'd do a site visit for that normally? - Structural engineer for footings, determine which internal walls are safe to remove / replace with beams. - Concretor for footings to structural engineer specifications. - Framing through carpenter. - Roof trusses done by carpenter, roofing by roofing company. - Cladding by carpenter. .. Then it's all water tight. Hope I've got that much right, that's pretty much the thick of the work that must be done correctly, and timed together too. The footing may be as simple as a 200mm trench with a single 3 bar y12 or a 600mm trench with a y16 cage. Depending on how much footing you have the price difference can be fairly substantial. When you think you have everything covered and have an idea on what it's going to cost.
