None of the walls are load bearing and there is three (3m, 3m and 3.5m long). Do you know how much it will cost to get someone to do it and then make good (e.g. any necessary plastering etc.) Also, there are floorboards hidden under some shocking carpets which we want to get sanded and polished, it's approximately 60m2 area. I've read somewhere to budget about $40/m2, is this a fair estimate? Thanks for your help! Even though the walls are not load bearing (how do you know?) you need to take bracing into consideration. You will also need to repair the floors. If you are carpeting not a big issue but if polishing floors you need to match timbers. You must be new to the internet.
