You need to get in contact with a couple of builders and get some quotes for the job. You need to read your strata rules. You can't just go putting up or ripping down walls without notifying strata. Any change that may affect others (as in noise, structural changes) need to be cleared by strata. I would definitely contact strata before beginning anything. If there are by laws with regard to changes and you don't follow them they have a right to ask you to restore things to their natural state. OK an example- say someone decided to remove a wall to make their unit more open plan and the roof falls in or the apartment above suffers cracks? There are also laws relating to noise when renovating. I would not start renovating without checking with strata. One of my villas has a bylaw that says you need to get permission to bring large items through common property. In other words you are supposed to get permission to move in, or out or buy a new lounge. No-one enforces it but just giving you an example. I own several units and villas and am on some executive committes and have seen things go wrong with people who think they can just do whatever they like because they own the inside. Even though you own the inside, if what you do can affect others (eg above or below) you need to consider that. For example you can't just rip up your carpet and put floating floorboards as most units have laws relating to floor surfaces due to noise. You REALLY need to check YOUR strata rules. We learnt early on how people will try and pull the wool over your eyes. We have just done an extension, inside reno and yard reno including swimming pool. One neighbour made our lives a living hell. We had to get a lawyer in addition to going to State Administrative Tribunal. Everything was done legally and to the letter of the law but he is just a pain. Holding up approval of the plans for the extension even though he wanted to do the same extension! Went nuts at a strata meeting about not getting approval for our pool! His wife gave the written permission. Complained about noise from a pool pump that wasnt even on sight. He probably held us up by 6 months plus 5K in legal fees but we got what we wanted in the end. So be very very careful and know your rights. Our legal fees were the best money we ever spent.
