Is it likely to be cheaper to build on the existing building entirely,or to build halfway into the roof and build out and up (over existing outdoor bbq/paved area) on beams/supporting structure? If it can't take the extra weight you'll need to add strength somehow. Also by removing internal walls on the ground floor you may need even more reinforcing to take the weight. 2.How you want to fit it out. I would think it would be easier to go up on a new extension as you can specify how much weight the new lower level needs to carry. Bu tin terms of price I doubt it would make a lot of difference. There is no reason why building contract reconciliation cannot be done prior to handover, if the builder won't do it get someone to do it for you.
