Browse Forums Renovation + Home Improvement 1 Jul 10, 2011 2:29 pm We have a 2 storery brick house (1975 build) where we wish to renovate the downstairs rumpus room. At present the room walls are brick, and the upper floor is supported on steel RSJ beams. Height to the bottom of the beams is 2200mm, to underside of floor joists is 2420mm. We propose to build a internal wall to seperate the room, creating two bedrooms with built-in robes. Each room would have two windows. The finished height would be 2380mm, however, the RSJ beams would still be in place. All walls and cielings would be gyprock. Your thoughts / suggestions. Thanks, Ashley Re: Renovating rumpus room 2Jul 10, 2011 5:43 pm ashmoo' is the rsj in the centre of the room? how many are there? if its in the centre try and postion 2100ht robes under the beam so the beam isnt apparent. wont know its there and wont effect the ceiling heights in the bedrooms. unfortunately in a habitable room BCA requires ceiling heights are a minimum 2400mm. your out by 20mm. is this because you have accounted for floor finshes in the 40mm from 2420 to 2380mm? or is this all taken up in new ceiling furring channels and gyprock? if the 40mm is all ceiling i would suggest you frame out the ceiling so new framework is 5mm lower than the ceiling joists. then add the 10mm gyprock and you will be at 2405mm and exceed the minimum ceiling height. good luck with the reno Re: Renovating rumpus room 3Jul 13, 2011 12:29 am geez, give em all the info and not even a thankyou. note to self achitect........only respond to people with a minimum 5 posts and members for at least a month. what a great forum to have discovered, realised i can finally contribute on the internet with some sensible discussion rather than the crap i push out on hotcopper and the likes. Correction.......BCA requires a height of not less than 2.4 m over two-thirds of the floor area of the room or space. So...yes, you are allowed lower bulkheads, step downs, RSJ beams, etc. Pat.
