Its becoming increasingly obvious why extensions cost way more than new builds...there is so much mucking about. This week we get windows fingers crossed and monday week our huge Bi Fold doors are to be installed...then we are officially at lockup!! It amazes me how quickly houses go up over there on the "other side" . Most houses here are double brick and therefore the progress is more incremental. Its seems strange that one day you have a slab and then the walls go up so quickly. Cant believe you are almost at lockup. Crossing our fingers that things go to plan with your windows and doors. I seem to get to writing about my saga as each challenge tests me to my limit. As part of my very expensive step mitigation a combination of polished concrete underfloor heating and double-glazing were set in train. Much of which I had to organize the sequencing of, which was ok because I had made it very clear to the builder that this part of the process happened after lockup. Hmmmmm lockup means windows doesn’t it???? On a bright sunny Wednesday I had the concrete guys lined up to lay the reo and set the floor up, Thursday the heating plumber was booked as well as a sparkie to get power to the island bench, Friday the very expensive concrete was to be poured. Ahhhh but where are the windows.... and a 7 door bifold. Almost 2 week later they were installed and I had to do the merry dance organising tradies to return. The guy who installed the door was very grumpy, which I found a bit out of line, because it was him who caused all the delays. After the door was in i did notice quite a few minor scuffs and a fairly major scratch, but as it turns out that was to be the least of my dramas. Here is where you are all gonna shake your head and think I have a bit more money than sense (trust me I've lost both in the past few month). As part of this 7 door bi fold grand plan we also wanted to screen it. The better half is quite allergic to mozzies, so what’s the point of having a huge opening space... if you cant open it in summer. Anyone know how much a screen for a bi fold costs... lets just say I got a good price for my 1st born but that didn’t quite cover it. Concrete poured on Monday Concrete cures so we return Wednesday to check it out Concrete looks Awesome!!!!! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Yep the concreters had put up a plastic barrier to the door track, but it turns out to be gladwrap thin and the weight of just a few mm had it spill over into the track. I have a couple of options, to go mental at the concreters and get them to pay for the door repair, go mental at myself for not boxing out the door myself, or live with it, and stew over it for the next 10 years. i spent most of the day digging scraping and vacuuming out the track and the mechanism seems fine. The only real damage is to the aluminium strip which seems dulled. It's looking awesome though - so annoying about the bi-fold track - why can't they take some care?? Thought i would post a couple of pics on a positive note. Render was finished on friday and all the flashing should be done by the end of next. Plaster in a week, Sparkie on monday. We are getting an entertainer door which is a bit smaller but I agree that you have to screen it otherwise it's useless, you'd always have it closed. good luck with the rest of it, it's great to read about your progress! We plan to see someone tomorrow for more information. Yes we have installed hydronic underfloor heating in most of the new build. It is actually cheaper than panel heating to install, the panels work out at about a grand each and in the new part of the house we would have needed about 9. The bill for the underfloor part was around 6k, and it is sooooo much better. We are ex queenslanders living in melbourne so the added expense of hydronic is a no brainer for us. All the glass you see is double glazed and the slab ..is about 320mm thick! we are going for a condensing boiler so all that considered it should cost next to nothing to run. Seems all I do is wait, but now that things are happening my tolerance for the site being idle is at an all-time low. I have had some dramas on this one and there have been a few more minor nose to tails in the past few weeks. But the positives outweigh the negative when you see the final shape take place. The negatives have been misplaced tap position arguments with plumbers, misplaced roof dimensions meaning we can’t bring our existing ac ductwork into the new build, and a growing list of tradies who have had deaths in the family (genuine and I’m not kidding) Over the next few weeks we have timber floors laid, the tiling should start and I'm attempting to paint parts of the house that are done, still a faint hope of getting in by christmas, DREAMIN? We can give you a couple of referrals to get some more quotes. If my sums are right you have a quote there for somewhere approaching 18k. Ours was around 14k with 5 panels and floor coils in the new build. We are contemplating upgrading to a condenser boiler to feel a little greener about our project, as we have ditched solar pv panels.
