I will try and provide as much info as possible and hopefully someone will be able to a) read it all and b) offer some info that will help push me in the right direction. I am currently renovating a 80/90 year old weatherboard house in Newcastle and the time has come to add the new bathroom/ laundry extension to the rear of the house. The house has a standard pitched roof over the front part, it then has a skillion roof that runs to the rear of the house from about mid way. My block slopes very slightly front to back meaning that the house is about 50cm off the ground at the front and 1m at the rear. I have added a large deck at the rear of the house, which goes 80% of the way across the rear of the house and the plan is to add a long slender addition to the rear of the house which will become the bathroom and laundry. Here is where my problem is and what I am hoping for advice on. If I build the extension, which will be about 7m long and 2.5m wide and run the roof line the same as the deck by the time it gets to the end the ceiling height in the bathroom will be too low when using the lowest height piers allowed (about 30cm I think??). The option is to drop it all to ground level, have a slab poured and some steps down into the bathroom which would give me plenty of headroom at the end of the bathroom. Soil is sandy and water repellant if that helps. The other option is to keep the floor all at the same level, change the roof to something that pitches the other way and put in a large box gutter to handle the rain at the new join between the old and the new. Aesthetically not ideal but if its easier to do then why not! Hopefully someone is still reading by this point and can answer my question which is,....what would be the easiest and most cost effective way to build this small addition and solve my problem. Pour a slab and keep the skillion roof running at the same angle to the end and put up with the steps? Or. Keep it all at the same level with the floor supported by piers, have a strange roof angle and put in a box gutter to handle to right angle roofing join? As I said, looking for the most cost effective and easiest way to build this - any ideas, suggestions or recommendations would be greatly appreciated!
