Browse Forums Renovation + Home Improvement 1 May 24, 2011 3:20 pm Hi, My husband and I are going to be purchasing our first home soon It's my mum's house which she is selling to us, its old and hideous but is on a good sized block, great street, great suburb, 2 minutes from my work, great selection of schools nearby, great location for town, shops ect. Our plan is to eventually demolish and build a new home but I really have no idea on costs involved, or would we be better off just renovating? But then Id need to extend and basically renovate the whole house. Any information would be great! Re: Renovating v's Demolishing and rebuilding 3May 24, 2011 4:26 pm I do I do!!! We did this exact scenario. We live in a home which we could have purchased off parents.... We were going to purchase and then renovate. renovation came in at $2000 per sq mtr. We wanted to add a double garage, master, kitchen/family area. It was an extra 120 sq mts, so we were at $250k.... then we allowed 20% for unforseen costs, plus extra cost for rendering the house so it would look complete. We were all in a $300k. That house in question had a new bathroom and amazing decking are which were both less than 2 yrs old, so demolishing that house wasn't really a smart thing to do. Also - it was in a great condition to be rented. we had another option of demolishing another investment property, which had not been 'upgraded' since it was built in the 70's. This block was also a nice rectangle, the other was a triangle shape. new builds are closer to $1000 per sq mtr, you can see my thread if you would like to see the size of the house. Basically, by building a new house we ended up with a study/games/4th bedroom/better laundry & theatre. Costs which needed to be factored in - demolition $12k. new fences - as the old fences were completely off, so the site needed to be re pegged. these fence lines then needed to be retained. No one thought to retain them in 1970 We also need to start the landscaping from scratch we have budgeted $10k for retic, walls and lawn. Not to get to specific with numbers we are all in at $350k~ that said, we have not held back on anything, high quality tiles, flooring, fixings, ceiling heights.. etc. It's a forever house with us, we don't plan on moving for at least 15 or so years.... hopefully!!! Also - another thing with renovating - you are living in it. BUT! renovating is the way to go if you like certain aspects of the house already. Its up to you. Hope this helps!! We plan to live in it for 5 years before we do anything. It is our first home so we will try to pay some money off it and maybe save some money too? Re: Renovating v's Demolishing and rebuilding 5May 24, 2011 5:57 pm There's been a few other forumites in the same position as Sheznay and once you start doing reasonably involved renos, it becomes less and less viable to reno and more and more attractive to knock down and rebuild.
