Above this I would like to add a family room. (Banyule council - Vic) I am expecting that because the carport would go over the existing driveway, I would cut costs significantly versus building a garage which would need a slab, extra walls, etc. Is that a valid assumption? (nb. I would probably do the parralel wall to the house in brick for support, but the two other ends would be open.) The ground is level at and access is ok. I am also trying to a do basic cost estimate the cost of building this (ballpark stuff), and don't know if adding a room 30sqm that just has electricty, insulation, windows etc. (I.e. no plumbing, no kitchens etc) would cost 50k or 150k.... My expectation is about 80k for a nice family room. Any input is greatly appreciated! I would have thought you should be able to do something reasonable for $80,000 but a lot will depend on issues with the roof and how you connect that to the existing roof. You have to look at this as though the driveway is not there. 2. You are just building a structure that is open underneath. There are no savings. 3. A masonary wall (ie, bricks) gives no structural advantage over a timber framed wall. It is still holding up the roof. 4. Therefore you are just putting on an addition without a bathroom, and 2400mm off the ground. Say $1200-1500/m2.
