We are thinking of making it a double story, even though our unit (duplex) is single levelled. The top room is a proposed study for me which I need for work purposes. We don't want the rooms average size. However my husband wants an ensuite which I think would be pushing it money wise. We don't have much room in the back to extend the unit longer. We want to extend from the back but our hot water heater is there. Does anyone know if we can work around that? We were told to find a draftsman because most architects don't do small projects. My brother knows how to use CAD but it was a TAFE degree. Would he be qualified to draw up plans and get them approved by the council? How much would we be looking at? I want to aim for a budget of $20,000. I am kidding myself. Getting approval for a house design especially double storey requires a lot of specialist knowledge besides CAD skills. Your most likely option is to sell and find a bigger place. The end cost to get another 10sq was $260k not including any paint or painting, floor coverings other than plain tiles and all of the fittings were to match existing which were old and tired. This also did not include any excavation or retaining walls which we also needed for our re build. They were around $5k and $12k respectively If we replaced the old fittings they would still only supply the ones to match the old. The new design was without a garage, any new kitchen appliances (it was being moved slightly, all connections would be usable just a bigger kitchen pointed in a different direction, basically rotating an island bench) I wont go into the full details as I have in previous posts, but I will suggest that you have at least $100k and don't be surprised at what that wont get you. That was using the existing rooms just installing new items. To construct new rooms then tie into existing rooflines will cost you as C&K said way more then $20k. You maybe able to install a Queensland type room with a separate roof for that money. Some things are worth waiting for. If your patio is going to be 35 sqm then that's going to need Council Approval.
