Hubby knows it has been a bad week when I come home with a half dozen bottles of wine. We go from the original home (2 beds + bath, kitchen, dining, lounge & sunroom) with an old extension (1 bed, bathroom, family room & laundry that has all been demo'd) to 4 beds + study, open plan kitchen/family/dining, separate lounge, sunroom, 2 baths + powder room and laundry over two levels. Rooms have been reconfigured to get the open plan room to the yard. Do I wish I knew then what I know now? Absolutely! Would I do it all again? Without a doubt. We've been fortunate to have a builder (friend) approach our build as if it were his own. He is efficient and plans ahead and we're more than impressed with the results. There have been some stern words but we are still friends and trust him 100% when some doubted the friendship would last. Advice to others contemplating extending/renovating as owner builders or working together with a builder as we did: * Have no qualms about being a "squeaky wheel" when it comes to chasing tradies and quotes. The squeaky wheel gets the most attention. This was the advice of the builder who also gets annoyed at the lack of returned phone calls (which is definitely the norm). * Do not say you are an Owner Builder. They won't return your phone call. * Do your own research so you know how something should look/work/feel. * Definitely get 2-3 quotes. You'll be amazed at the difference in price. * Your first choice/option will always be the one you'll come back to. On 2 occasions I went away from the first thing I liked/wanted and now regret it and would change them if I could. Oh, and no matter how much money you have to spend, it will never be enough. Current floor plan of the original house comprise 3 bedrooms, dining, lounge, bathroom, kitchen, toilet and laundry. The extension is also double brick with sunroom, toilet, bathroom, family room and bed / activity room. Our ideal home would have 3 beds, study, ensuite + bathroom + powder room w toilet, laundry, garage, theater / lounge, open plan kitchen + dining + family opening into alfresco with outdoor kitchen and lots of storage.
