( wouldn't they?) Anyway he has gone out..to get man cave stuff. But I recon they are Re: First Metro Renovation Project HAstings Victoria 43Jun 22, 2012 4:27 pm Bit dangerous in a kitchen.......mancave firehood thing wasn't it? Yes, something 'fire man build ' thing Re: First Metro Renovation Project HAstings Victoria 45Jun 22, 2012 7:26 pm MMMM grug man cave fire thingy yes! And just to clarify all those interior pics were with the old owners furnishings including the blue carpet circle thingies! On a side note. Electrician has wired up the garage. Seperate mini switch board and god to go until the early hours. Just finished the final design of the outside front of the place too. Going to revive that old 72 model public housing with a hint of navy marry quarter but keep the nice red brick. Stay tuned. 32 cubic metres of green waste removed..........where did it all come from??? Re: First Metro Renovation Project HAstings Victoria 46Jun 24, 2012 10:33 pm OK, here is the outdoor fire place canopy and flue. Really hapy with this. Scored a double skin 5m flue and hat with it too all for $150.00 from a local off good old ebay. Plan is to mount it to the wall, then fold up some 3mm steel cheker plate and rust it up for the rear and floor. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Then I am going to recycle an old LPG car gas tank for the fire place. Here I will slice it in half length ways, upturn one half as the base and weld the other half on top with the open top sering as an area to drop in my fire grate. The air gap underneath will ensure the floor stays cool. Then paint the whole lot in popt belly black. I also picked up 2 new old stock 70's car lead lights. The ones with the cages around the old incandecent globe. I will hang these out the ceiling in the man retreat to serve as garage inspired lighting. I really love my cars so this little space will reflect all that. Recycling all old garage and car parts into funtional furniture. Here is after cleaning up for the weekend the scratched render from out back. Hot water system will be moved to give me a clean wall to work with for "man room". The fireplace hood is where the fireplace will be. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The 2 end bays I guess to the right will form one wall of man room. Another full colourbond wall to link with the render wall to the right where it ends. Then the 2 bays to the right will have about 1100mm high colourbond running along to join in with man room exterior wall. The same 1100mm high wall will return towards the house to half divide the man room from the entertainment area. I am framing it all up next week so it will make sense then. If you look closley in the last picture - you can see the frost forming on the outside of the garage I built on the panels walls. I can assure you on the inside its warm as toast with just a small electric heater running every now and then. Amazing stuff. Goodnight all back to work tomorrow I am beat! 32 cubic metres of green waste removed..........where did it all come from??? Re: First Metro Renovation Project HAstings Victoria 47Jun 25, 2012 7:43 am How do you know all this stuff? Some things I loath, like tiling but I can do it if I am patient. Basic carpentry is ok but I have always been pretty good with my hands. I have a great sidekick and best mate who works on many varied lifestyle properties of the well heeled too so if he sees something he knows I would like he drives me down to look over it. Then I figure out a way to put my own flavour into it and build it in my budget. I think its a release for me - my day job the last 10 years is a heavy vehicle salesperson. I am a pen pusher by day with a collar and tie so think of this as my alter ego I am a panel beater by trade and have a secret passion for gardening though - and vaccuming but thats a different story!!!! I do this thing all my friends laugh about in fun - I sit, and I watch something sometimes for over an hour until the answer or idea comes to me. Sounds corny but it works for me. I love recycling things that can be turned into something else - or given a once over to bring them back like my old house. Old things are made better so you can do more with them. And you know someone else won't have the same bird bath as you for instance! At the end of a days work you can sit, have a glass of red and pat yourself on the back and thats the best bit. I just ordered all my timber framing for the outdoor area. A few surprises in store here like a deck, where you would never expect to see one let alone ever stand on it but thats for another day. I am a bit nervous it's my first big framing project but I have a great sidekick. Thanks for the replies - I have to go more staring to do! So tell me, this vacuuming fetish you have...when did that start!? Send it over this way, I would love to have that. It is a good idea to take time out and think and then answers come. More people should do it, maybe not for building things but to get answers to work problems or family struggles etc. Good on you James, i'ld marry ya Re: First Metro Renovation Project HAstings Victoria 55Jun 27, 2012 9:53 am kiwi I bet it will be like a tree house deck. They are THAT good. I bought it because I approach everything from an engineering and quality aspect first. It was not cheap but man I have 2 dogs and even pet hair is no match! You are right on taking time to think. I am in sales, very high pressure job and my clients appreciate that I am thoughtlul and take time to think things through. It shows you care, and usually the outcome is much more satisfying for everyone. Marriage, I nearly did that 18 months ago. The one thing I have yet to master lol! I did help trim a ladies tree over the road 2 weeks ago and she was insisting that if she were not married to her husband of 40 years she would be after me! You know helping out your neighbors and even just talking to them can make someone's day. Especially in my area there are olot of older people who can't do alot for themselves. Sometimes helping for an hour or 2 once in a while can make a real difference to them and you feel good too! Next pictures will be a few weeks. I have to go to Bali to watch a friend get married. I need a break anyway but it's put an un scheduled dent in the budget to finish the outdoor area. The tax return will help though so just some small general updates on things over the coming weeks. James. 32 cubic metres of green waste removed..........where did it all come from??? Re: First Metro Renovation Project HAstings Victoria 56Jun 27, 2012 10:12 am have fun in bali. my mate just watched her niece get married there..they LOVED it i have an upright dyson. I think I need the hubby who likes using it to go with it though off to trim my neighbours trees!! (no, my hubby mows the 2 neighbours lawns..both ladies are on their own on an acre each. one is divorced, the other nearly widowed. they love him for it. ) so i know what you mean. enjoy your break Re: First Metro Renovation Project HAstings Victoria 57Jun 27, 2012 12:02 pm Love my Dyson! I'll be down Hastings way on the weekend actually.... if I have time I may do a stalkerish driveby You can't miss it - the only house with a fresh painted fence, no grafitti and a mowed lawn I should no be so cynical...........the reason it was cheap because the area is rundown and thats why I bought there. It is turning though. People are all over the place since the Auction that did not sell one court down. They see the prices of the new estate then wander in here for a look. FYI all, it was passed in at after auction offer of $189k rejected. I was told by the agent $200,000.00 and it's mine. If anyone wants a good investor it would be worth a look. I need to finish mine first otherwise I would get it and tip $20k into a cheap makeuover and tidy up. here is the house-> http://www.realestate.com.au/property-h ... -110552721 This is in my street for sale with good tenants-> http://www.realestate.com.au/property-h ... -109669321 And this is in my street too -> http://www.realestate.com.au/property-h ... -110873791 The last one, is the end of the street for now and will be right beside a minimum $380k house in 18 months on a block nearly half the size...............makes sense! Here is one that a young girl paid $170k for about 5 years ago. asking $100k more now. Render and tidy the yard and its done. http://www.realestate.com.au/property-h ... -110834547 32 cubic metres of green waste removed..........where did it all come from??? Re: First Metro Renovation Project HAstings Victoria 59Jun 28, 2012 3:56 pm number 10 barcoo...that floor plan, is that true?? so much hall. I would sort that out and put walk in robe and an ensuite on bed 1, etc it looks like 2 huge rooms worth, wasted!! and sort the kitchens out, they are tiny. a lot have that same layout. huge laundry too..crazy... good size they seem inside though. shame about the yards! The yards are messy on the cheap ones. A Bobcat and a 10 meter green waste bin sorts that!!! The drawing is way out of scale. The hall is the traditional early 70's style quite narrow I assure you. I noticed numer 10 still has the hot water service inside. I have mine outside and if I like I could put a basin opposite the loo heaps of room. That way no need to go into bathroom if someone is showering. the laundry is generous in mine too - I actually like it but again those drawings are WAY out of scale!!!! 32 cubic metres of green waste removed..........where did it all come from???
