The new kitchen will be an L with island in the room where the pantry is. ie along the study wall and external wall where the chimney is. One thought that jumped out at me was the way some of the doors opened (bedrooms 1,3 and 4). I would have them swing so they sit against the wall when opened as it just seems a better way to use the space. The laundry is very compact (looks to be the same size as what I have had). Could you make the bathroom a bit smaller and move the laundry to the toilet (made bigger from the bathroom). Then put the toilet where the laundry is. Good luck! Regarding the laundry - this has been the most difficult room to move It has found its way into several locations before settling here. I wasn't prepared to make any changes to the existing bathroom as I quite like it and with everything else it just doesn't fit into the budget at the moment. In the end I compromised on a smaller pantry to fit the laundry in the hall. it will be 2mts wide and 800 deep. Although we have 3 children, we don't need a large laundry. In our house everything gets washed then straight into the dryer (I know, bad for the environment) then folded and put away. Given that all the dirty laundry gets dumped in a basket in the bathroom, it's location opposite made sense..and hubby and I agreed on something Thanks for your suggestions What stage are you up to with your extension? Our existing laundry is similar to yours and I have surprisingly found it quite functional. Like you clothes tend to get put away quickly so there isn't much stuff hanging around and we have a dirty clothes basket in the bathroom. We are really only making ours bigger so we can put lots of storage in there as I have a tiny pantry so I will use the cupboards so I can actually buy things in advance. We are in the middle of framing- have done all our walls except the garage but seem to have disappeared for the rest of the week! Good luck! Re: Extension plans - Any comments welcomed 6Nov 12, 2010 12:31 pm I really like the 'euorpean' style laundry, but I would consider how you would hang out clothes if you had to (i.e. you decide you don't want to use a drier anymore or you sell to someone who doesn't own one). Would it be easy access to get the wet washing out the back onto a line? Also, why a servery window if it isn't going to be over a bench? Would it look better as a french door or something? However, there isn't a big distance between the laundry and clothes line so shouldn't be a problem. We're not planning on selling for many many many years so we decided the design needed to work for us and not give to much consideration to resale. The servery window will have a bench underneath it on the deck side, but it will be a large piece of bali type furniture rather than an built in so it didn't need to go on the plans . I hate the toilet window being out to the deck, but moving it wasn't going to work within our budget and plans. On the positive side, the window is never open, the fan comes on with the light so no floating smells LOL. And as for the servery window, it is more for aesthetics rather than function as a 'servery' window. Doesn't sound like a huge move, but it takes it away from the servery and further along the deck where it might not be as trafficked/visable? It means your bathroom window would be next to the servery, but would you be showering that often while people are on deck? And that may have obscure glassing already anyway? Although some changes need to be made as he wasn't a good listener :l We are now at the 'choosing builder' stage and have 3 quotes in the making. Today we met with our preferred builder to discuss estimates and this is what he's come back with. Your thoughts and expertise would be appreciated. For the new build front and back to completion incl painting, new roof in colorbond, new weatherboards in weathertex federation, replacing 95% of windows with new, Ensuite fitout, all plumbing and electrical for kitchen incl. installation of appliances. Painting is worth about 20K so will do that ourselves. Driveway seams pricey so am waiting on a couple of quotes. Also, the allocation for floor polishing and sanding can come off, we've done that ourselves before so know we can save a bit there. Any other ideas? Our quote was 237k for extending the main bedroom adding ensuite and WIR. Large double garage, adding onto existing kitchen, laundry refit, extend dining, replace existing toilet) build family room and study. We also had a new colorbond roof. This doesn't include painting, carpets and driveway. The other quote we got was 80k more for exact same specs (all fittings chosen)!!! We are also in melb so if u want the builders number let me know. He is quick at doing the quote. Another thought is what about removing the toilet window. We have had to do this and it is fine. I have learnt to be very specific on what to quote for :I. and I'm sick of builders telling me we 'shouldn't do some of the things ourselves' grrrr!!! We had issues with how the new roof was going to be done and costs involved, but now have it sorted so that the existing joists can stay and the trusses can be installed over the top, YAY. Getting separate quotes for things so that we know if the builders quotes are reasonable has helped a lot. My focus now is to get council approval. We had to write a letter giving examples specific to our street to justify it. We also had to get adjoining and opposite neighbours to agree. Seems a bit steep considering the archicentre costings put the front extension at around 130K including 'making good' the connecting walls. So looks like we're going to have to owner build.
