Mirvac built our home back in 2013 so we have been living here for 11 years now.
Issue #1) Found some damage / holes with the frame, any idea what are they? They don't look like termite damage to me. I noticed this issue a few years ago and decided to look into this now.

Issue #2) Roof water leakage, we have solar panels installed and this spot is underneath the panels. We will check where the leakage is coming from and will replace any damaged roof tiles. Should I be worried about the frame? or can I simply let it dry and remove the mould?
