Existing house is old weatherboard house in good condition with not much work required inside or outside except the roof need seal/paint. I am planning to extend the house in the rear (single story) by 95 SQM that includes 3X8.65 SQM alfresco outdoor area so 69 SQM indoor. Soil test report states that we might encounter big rocks (floaters/boulders, weathered basalt / basalt bedrock). I am starting to fear that we might have significant cost for excavation and removal of rock. How much $ i should allocate for excavation and removal of rock? During excavation - will there any impact to the house in the front - on concrete stumps? Access to the rear is through side driveway - 2.5 meters - will this become an issue? Appreciate your help! If bulk excavation to lower ground level, rock excavation rates should be specified in the contract. If just for footings, if rock is encountered they will put footings on top. Sometimes site classification reports say rock might be encountered because they didn't achieve 3m depth and the actual proposed construction isn't considered. Impacts from bulk rock excavation usually only due to vibrations where big machines used near existing sensitive structures. You are correct - they couldn't achieve 3m depth - couldn't go longer than 900 mm - hit with hard base by 900 - assumed floaters. Excavation is not to lower ground level.
