tldr; family w/ young kids looking to renovate and would love your feedback on our floorplan:

We just bought our first home:
- in Sydney (Inner West Council)
- currently a boarding style home that is run down and needs work
- noisy railway line across the road and under flight path
- minimal view in all directions (2-storey neighbours on left+back, neighbouring buildings ~0.5m from fence on L+R)
Goal is to build 4br/2bth/1car on ground floor which can easily transform to have a 2nd-storey down the line if we wish.
Would love to hear any help or advice that people have to offer, it's our first reno so I'm sure there are many things we haven't thought about yet. Some considerations:
- Trying not to change too many existing wall (double brick) due to cost and also new walls will be light-weight and need insulation
- Often work from home at the same time so we'd utilise br2+br4 as home offices. Proposed BR2 will also function as a guest room for in-laws when they visit and perhaps also a 2nd living/home theatre.
- How are overall sizes and layout? Should we give up the patio for more indoor open plan living space? Or go for an indoor/outdoor set up?
- Is the corridor too long and narrow? We may put in another skylight to try to mitigate that, happy to hear other thoughts.
