Despite not being noted in the pre-purchase property inspection, we have since have found the floor to be very bouncy (e.g. crockery rattles when the dogs run about) and creaky to walk on. The subfloor spec called for: * concrete stumps * 100 x 75 F8 bearers @ 2100 max crs, Span max 1700, 1100 under load bearing walls * 100 x 50 F8 floor joists @ 450 max centres (spanning 2100) Spec also notes: "Timber sizes and framing to be In accordance with AS 1684 - Timber Framing Code or Timber Framing Manual or AS 1720 Timber Structures Code". As built appears to match the spec. Looking under the floor, these spacings seem very sparse compared to an extension we built at our old place (also in the 1990s) as well as new builds going up in our area. Should this design be OK (in which case we will need to explore the foundations themselves I guess) or are bouncy floors a feature of this sort of design? Is there maybe a "poor workmanship" aspect we should explore (e.g. sheet flooring not properly fixed)? Maybe that's where your bounce is. Seems a bit of space under your floor, why don't get under there and have someone walk around inside. If it the bearer bending, just gun nail another piece of timber from stump to stump in the areas of concern.
