Required drawings for an extension quote

Hi,

We are thinking of extending around 25 square meters to extend the kitchen/living area. We are keen to get a ballpark figure of what we will be looking at cost wise before committing. The builder has said we need to have drafting and engineering drawings done as well as building certification before he can provide a quote. In his words "we need to get all this done prior to quoting any works as from this we will know what council will allow us to build or not". This will cost around $6500. Is it necessary to get the engineering drawing done as well or could we get a reasonable quote just based on the drafting drawings? It seems a lot of money to spend if we don't end up going ahead. Would this be common practice to get all this done before a quote?

as there are too many variables
foundation costs could vary $50,000
for a guesstimate not necessary
but then dont say" but you told me it would only cost $65,000 and now it is $150,000"

I think the sensible thing would be for you to get engineering drawings for an accurate price. We were quoting one recently ( we normally give our clients a ball park) and then they hired a structural engineer who is insisting on a massive steel portal frame ( we are only removing one wall for the kitchen) and the price of the steel came in at around $18,000 when we thought we could use some LVL's.

So as your builder for a ball park but first but for it too be accurate you need engineering advice as it can make a big difference

It's better than paying thousands for fake colour rendered images and then finding out the designer/artist lead you astray on costs.

By the time you get to Construction/engineering drawings you may be tens of thousands out of pocket.
OT Getting tired of clients sending Fake stock Images from instagram and FB, saying I want to change it now to something like this, Builders reply, you should have sorted this Cr@p out in the first instance... we're halfway through the build?
You can always redo kitchens at a later date..Focus on what can't be changed later-> The Structure
