I responded to this thread earlier in the day but just saw that my response wasn't uploaded. We have scrimped and saved for a long while now so are happy to spend a little more to get the configuration right. We're not intending to move from this house for many years so our main priority is getting the optimal floor plan. We have issues with the current plumbing so all of the plumbing is being redone so relocating services/plumbing isn't going to add too much additional cost so I wouldn't be concerned with keeping existing plumbing. Also, we're not too fussed about moving walls - the house was extended many many years back and we're already moving the rear exterior wall plus at least one internal wall so moving another wall or two, whilst adding cost, in the grand scheme of things is not a big deal. What I'm realising is that the kitchen is the cornerstone/showpiece of the house plus the most costly element so it's important that this is optimised for functionality, flow and overall aesthetics. I really like this floor plan you've drawn and it flows quite well. The study/playroom/pantry will probably be a study and have some spillover storage - I like the space and was wondering if it might be better to have the entry to it from the second bathroom (to remove the entry door from the kitchen and give the option of floor to ceiling pantry/storage but I think that might turn it into a bunker with awkward access. If you could alter the plumbing and walls in the rear section of the house where the living/kitchen/laundry etc are is there much that you'd do differently? Once again I cannot thank you enough for your detailed and thoughtful responses and layouts - it really is very much appreciated. thanks Samo, it really helps to have a better understanding of your ideas but i wouldn't change the location of the new bathroom (but knowing the precise internal dimensions of the existing bathroom, laundry and open spaces would help me suggest the best layout of all fixtures) but i think my new study/pantry is best with the skylight and door open to the kitchen, the bathroom is more private and better with the window and accessing only through the laundry and the laundry is better with backyard view windows for fresh air and to keep an eye on kids playing in the backyard... if you compare the new kitchen to plans in many modern exhibition homes you will see that your new kitchen is very generous and the doors into the the laundry and pantry/study create a break in the cabinets that avoids any corner cabinets and will make the cabinets much easier access and easier and cheaper to build if you want to consider flatpacs.. .the only challenge will be that i think you may need to have a slimmer island ie 75cm deep counter instead of the usual 90cm to avoid encroaching too much on the modest sized living area...my own kitchen island is 75cm deep and works very well with 45cm cabinets along one side and knee space and open shelves on the other and the long narrow island is more in proportion to the whole room that would be overcrowded otherwise.. you also need to think about smaller furniture (eg dining table with extension for guests and tall book shelves along the TV wall (eg IKEA Billy screwed to the wall) would provide lots of storage without crowding the room and a round coffee table is safer for little kids storage ..it will be a lovely room for your growing family That all makes perfect sense - very wise words and once again advice that is most appreciated. I’ve measure up the floor plan and added dimensions to the best of my ability. We’ll keep the laundry/bath/study as you’ve drawn it; great feedback you’ve given. The orientation of the items in the laundry is the next consideration. Ideally we’d like a cabinet with a fold out ironing board, somewhere for the kids to place their dirty laundry (in hampers or a cabinet that can house hampers I.e something neat). We’re looking to get a front load dryer and washing machine also. The window in the current laundry isn’t drawn to scale on the plans but is practically full width. As for the main bathroom, we’re thinking a 1500 double vanity as soon as you walk in on the left hand side, then the toilet on the left hand side and finally a full width shower that’s 1000 deep. We don’t really have baths and the kids really enjoy shower time so we a nice big shower space suits our style. I’m planning to remove that small wall where the cupboard of currently as it isn’t load bearing and encroaches on what is a relatively narrow/small space; we’re redoing the entire bathroom so removing that wall and bricking the doorway into the bedroom isn’t that big a deal.
