Thanks Hi Alex So generally the square meter rate for KDR V Renovation is roughly the same, however when you are adding a second story it can be quite expensive in a direct sqm rate comparison. What you need to take into account in your case with a renovation on a steep site is access for material and labour ie how much demo needs to be done by hand and how do you get materials in and out of the site, is a crane needed etc, also what is the condition of the existing structure We are doing a number of Flame zone KDR builds on the north shore where our sites are typically 4-5m of fall. For these you can build for around $3,000/sqm including design, demo and landscaping. So a 300 sqm house would cost $900,000. When you started needed a crane for a KDR or additional retaining walls and waterproofing I would be budgeting $1,100,000-1,200,000. For a second story addition ( and I am not an expert) it would be hard to see you doing it under $500,000. There are some really good companies in my area that specialise in the 2nd story additions so might be an idea to give one of those a call. We recently priced one in Chatswood and it was $700,000 but included moving a lot of downstairs walls around and new bathrooms and kitchen etc. So in conclusion, I think your 2nd story will be cheaper.
