Bought the place with the plan to extend and renovate the existing home. With so much space in the back, I would love to go big on the extension by increasing the home space of 105m^2 by another 80-100 (unsure if that's overkill?) Budget would be about $300-350k. I think the current floor plan has rooms which are smaller than we would prefer. And would prefer the kitchen/dining/living to be more open plan. The living area has some large glass doors that let in a lot of the sun from the north. But I am unsure of how to plan an extension and rejigging the existing rooms to best use the sun. I've seen so many of your great responses on this forum. It's a great looking floor plan! I think what might suit our family better is having all the bedrooms in the front. We have a 10 month old and would be looking to have more in the future. So having our bedroom near the nursery and kids bedrooms would be preferable. I think we would end up making the media lounge our master bedroom and reduce the size of the spare room as the office. Then put the media lounge/theatre/rumpus where your master bedroom is, next to the family/dining area. At a later date we would also be looking to remove the old garage/shed in the back and do what you suggested. Though it would look a bit different again. The left driveway would lead to a garage that would actually be a small gym, and behind that a decent amount of storage (home business). With the H shape design, how would it best fit in this backyard? Would it be the extension all the way in the back and the court would also be the main grassy area for kids and a dog? Or would it be a shorter link and have main grassy play areas behind? My initial thoughts would be to have the 2nd building as far back as possible to make use of the sun for grassy play areas. It is hugely appreciated! happy to attempt a new version of the plan with all bedrooms in the front but how many bedrooms do you need and please add dimensions to the plans and what do you need for your business (ie will you have customers visiting the house, do you need workshop and/or office space and what amount of storage and will you need easy car access for deliveries and collection of heavy stock etc ? and we need to understand the existing house and available space with a site plan showing width and length of the whole block, distance from house to all four fences, what is the length and width of the garage and distance from existing garage to boundaries, what is the condition of the existing garage and and what is the house built out of (ie walls floors and roof) and what is the distance of the stone retaining wall from the rear fence?? I'm feeling extremely lucky to have stumbled upon this forum and met you! This one looks like it would suit our family the most. We will be sure to take your advice and seek a local professional to inspect the site and very likely work off your suggestions. I would imagine it may take several months for us to find someone we would like to work with, get plans drawn up etc. But I will most definitely update this thread when we have something.
