Browse Forums Renovation + Home Improvement 1 Mar 11, 2022 1:08 am Hi all. We've recently purchased a 1950s brick and tile house that needs some work but we're not sure what to do in terms of layout. Would love some advice. Ideally we'd like a 4x2 with 2 living areas but I think we'd need to extend to get there. Plenty of land but the problem is our budget of $200k probably won't cut it. We're looking at other options such as enclosing the verandah or doing ensuites under the eaves etc. Attached is the floor plan... any advice or ideas would be greatly appreciated. We need some vision 3Mar 11, 2022 3:30 pm renovating can be very expensive but depending on what you need and when it's possible to plan an extension and renovation that is staged over a period of time to spread the cost but we need more information about the existing house and block....what is the laundry and sleepout built out of..is it part of the original house and roof or is it a later extensions, what is the distance from the house to the front, rear and side boundaries, are any of the houses and/or garages in your street built closer to the front fence, street where is north and please describe your local climate and more photos could help Re: Help please! I wasn't sure how much detail to provide but here's a bit more info We have an initial budget of around $200k but will be able to save some smaller amounts over time. e.g. we would be able to save for a bathroom reno so wouldn't need that done initially. It's more about getting a bit more space sooner rather than later. We're open to all sorts of ideas such as pods, linked extensions, pop-outs etc. But not really sure what direction to go because we don't know how far that budget will stretch yet. A bit more detail about the house.... The laundry/toilet is brick on limestone foundations but the sleep out is fibro (maybe asbestos or who knows what). It's all original and under the main roof but it has a different pitch over that part of the house. Here's the aerial with approx. setbacks. There are houses that are built closer to the front than this. Back of houseLike ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Back of house Kitchen/diningLike ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Kitchen/dining Sleep outLike ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Sleep out LoungeLike ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Lounge It's certainly a blank canvas it looks like a great house in a good area and there are always numerous options but my suggestions includes a very simple extension positioned to take advantage of the generous backyard, minimise impact on the trees and allow space for future pool and entertaining area, the extension would be on a concrete slab a few steps down from the main house and joined with a link enclosing a "downstairs" powder room and external door to a drying area, the extension is under 100sqm and the link minimises expensive changes to the old roof although long term you will probably need to renovate or replace the old roof tiles and subject to council approval i've included a double front carport and covered entry walk with flat roof and by rearranging inside doors there's space for a better family bathroom, lounge, three bedrooms, study, renovated laundry and multi purpose space in the old sleepout and the new master suite, kitchen and family room in the extension...i doubt that the extension and renovation of the old house could be built under your budget but long term planning and some quotes would help work out compromises and timing eg bed 2 and the new study and/or the old sleepout could be used for a master suite (instead of in the extension) ... that would sacrifice a fourth bedroom but saves almost 30 sqm of new building but in my experience renovating an existing building to create new bathrooms and kitchens is usually more expensive per sqm than building an extension and the study and MPR would be useful extra living areas and could also include storage that hasn't been included and the ideal kitchen also depends on your personal preferences so i haven't included fixtures but something like this should be worth considering Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ ok thanks - yes was wondering if that should have been listed as Option Three! 2 7768 You should pressure clean your roof first and make sure the paint you buy also is anti mould. 4 18735 Hi VK, Think it's worth investing time in an Owner Builder course to equip you with basic knowledge on Australian Building Industry and its regulations.
