We are looking at buying a property with a building width of 7 metres. We are looking at the possibility of adding a second storey in the future:
The land on which it resides is >300M2 so we are able to add a second floor without a planning permit, as I understand it (From the local planning office, I asked twice). The constraint is that the setbacks on the left and right (so for our neighbours) is 1.75 metres for a second floor... meaning a total width of 3.5M to play with upstairs including the width of the exterior walls... Too small.
As I understand it, we can apply for a variation to go with -say- a 1.25 metre per side setback. Our neighbours may (or may not) object to this of course.
Just anecdotally, how likely is a good architect able to come up with something the council won't say no to? Is it worth me pursuing further or is it likely no matter what we try the council will knock it back? I know no one can give a definitive answer, but I thought it worth asking. No other property on the street has done exactly what we are looking at, from what we have seen (Some may have large extensions right at the back but hard to see from the road/ Google Maps).
Property is in Northcote, Vic so Darebin council.
