If not then your council should provide them to you for a small fee Best to engage a local design (Bim) engineer for a site visit and quick consultation (couple of hundred should cover it) You can go lightweight or double brick, ask to see engineering 3D Details, data and approx. build costs. Where are you located? If you have further photos and details please put them up The better the info, the better the reply and it also helps others Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: new second storey over existing double brick house 3Oct 08, 2021 12:47 pm Hi Chris, Here's some pictures of existing, and concept for proposed upper level. Also how much work has your designer done? The Build Budget (B^2) ? A second storey on double brick is new to me, so just looking for as much info as possible. I have already reached out to our local engineer, though as he is so busy at the moment, being keen to keep moving I have reached out to the trusty minds of the internet. Yes structural assessment, and geotech will be part of that. Contours of site exist and hopefully are of accuracy ok for engineer. Thanks for your input, and I really appreciate the contributions you make to this forum ! Regards John Re: new second storey over existing double brick house 6Oct 08, 2021 1:36 pm What software do you use? Autodesk, Revit, Vectorworks, Archicad, others? I'm hoping you have a BIM 3D Model for starters I generally don't engage unless I do everything or we both are on the same software platform the main issue is I don't have the time to remodel and fix file translations...like your local engineer I also am too busy What have you got? I was just looking for general advice and experiences when doing lightweight construction above double brick. Indeed I do use a BIM software called PlusSpec/PlusDEsignBuild, it is a plugin for Sketchup PRO. Aussie made software, really amazing to work with. PlusSpec For file interchange, i export IFC for 3D, DWG export from Sketchup for 2D CAD, and PDF plans from Layout (Page layout part of sketchup). So cool that you are happy to receive and work with 3d BIM, I wish our local engineers would ? everything is still 2d DWG and PDF plans around here. Thanks again for your help, and if you have further advice or experience with lightweight construction over double brick i would be very interested to hear. Kind regards John Re: new second storey over existing double brick house 8Oct 08, 2021 2:50 pm Again you need a local engineer to inspect the brickwork Assuming your build uses old lime mortar brickwork there should be adequate capacity in compression, for light frame upper constructions if not put in steel columns and beams We use our own Standard Engineering 3D library details, automation/scripting A lot of engineers use SketchUp but I'm not sure about the solid geometry/modelling kernel-> simulations is the problem 99% of engineers aren't interested in Architectural BIM..lol, they'll give you dwg, sorry to say you are missing out on so much data. Then there's the builders they don't want to share anything...maybe your colour rendering Put up some static sketchup detail Images from your 3D Sketchup model and I'll see where I can assist Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Hi Kristy Around $1.7-1.8m or around $4,600/sqm. if you PM me your email I will send you a break up in a spreadsheet so you can get an understanding of the costs for… 1 758 1 2471 Hi, We have a single story MacDonald Jones house, on a waffle pod slab with steel frame.
