Extending out the back. Keeping it one level. We have to decide on the roof design for the extension. I was hoping to do a A Frame tiled roof with a cathedral ceiling. The area is 9.8L x 11.7w. Would like to know how much more would a Cathedral ceiling cost than a normal flat ceiling. What would the cost % increase be? Would It be approx. 20%, 30% more..? Has anyone done a cathedral ceiling for a reno.? Don't want to finalise plans and then get quoted by a builder and that style roof will be over budget. We have to spent a bit on updating the internals Of the house. Even better if someone knows what we should budget for a catherdral celing roof design with those specs. Thanks in advance. We have priced a number of these up and there are a number of factors that go into the additional cost when doing a cathedral ceiling v a flat ceiling. Mainly additional materials from the increased roof & ceiling areas. Think back to year 9 maths classes when we learnt trigonometry, sin cos tan etc. So the hypotenuse of a triangle will be longer than the base, but to determine the length of the hypotenuse we need to know the angle. For a flat roof you could assume a 3-5 degree fall, and for a cathedral can be anything from 25-45% so maybe we do math on 35 degrees. Can I suggest you get your designer to a quick design of each, get you the angles ( roof pitch) then you can work out the area difference between the flat, add a but extra for scaffolding and that will give you the percentage difference you are after. I have done some basic calculations based on the difference between 5% and 35% and I think there will be about 115 sqm of roof with the flat ceiling and 140 sqm with the cathedral so thats roughly 22% more. I hope this helps as a rough guide, but I still would recommend you getting a couple of sketches and get some builders in your local area to price it them up accurately. In terms of the structural build of the roof ie rafters, ceiling joists, hanging beams etc in your experience will this be around the same range of 22% more expensive than a conventional flat ceiling based of earlier example..? or would it it be approx. 30%..? Blazeitup That's a fair question, and I don't mean to dodge it, but I have to at the moment based on the lack of timber supply in different categories at any one given point in time ie sizes available today may not be available at all tomorrow and the prices are jumping around. Here is what I would do, I would budget for 30%, if the budget withstands this, go for the design and then have some steel frame manufacturers price it up as they seem to be more consistent at the moment.
