From a quick look at your plan, it seems very straightforward. The only slightly tricky part might be the beams that must be cantilevered over the garage. However, it shouldn't be a major problem. The proposed plan seems functional but the budget may end up being quite tight. The issue with working with existing building is that you never know what you will encounter as you open them up. Removing the roof will be a big job in itself. I would allow $10,000 for that alone to be safe. Once you've developed the drawings enough (and before you submit for planning), I would advise getting a BOQ done by an estimator. They will be able to detail & breakdown all the expected costs for the project. It might cost about $1,000 to get one but it would save you a lot in the long run. I'm sure there are some experienced estimators in your locality that have worked on these types of projects before.
