Browse Forums Renovation + Home Improvement Re: First time home owner wanting to extend 2Aug 29, 2021 9:18 am jaketherad We have been in our new house for 2 years. It was originally built in the 1960s so has a few problems (asbestos roof possibly in some the walls) We would like to build an extension off the rear of the house to include a master bedrooom with ensuite on one side (6m X 5m) and a cover deck on the other side (4m X 6m). The floor level would start at around 1m above ground at state of extension and end at around 1.8m We would just like to know the most practical way to proceed. Do we approx the bank to see how much money they would loan ? Do we get a draftsman to draw up a design of what we want and then get quotes from builders? I have seen speculative costing at around $2500/m2 which seems fine. What is the most sensitible order to approach the project. It is our first major one with the house and really want to make it go smoothly. Any advice would be appreciated. Thanks no point making plans unless you know what you can spend so start with the bank and a builder will be reluctant to quote without a rough plan and a designer will be cheaper if you have a reasonable idea of what you want so post a plan of the original house with a site plan showing width and length of the block, direction of north and a Google Earth photo of the roof and your wish list and invite suggestions to confirm the best way to extend ok thanks - yes was wondering if that should have been listed as Option Three! 2 6131 Hey everyone!
