Browse Forums Renovation + Home Improvement 1 Jul 14, 2021 2:10 pm Hi All, We have done some mild updating to our 3 bed, 1 bath house already but are now looking at extending. Initially we had though about saving up the 300k odd needed to do a second storey and extend the ground floor at the same time (make it 4 bed, 2 bath, 2 living) but would need to save for a few more years to get that much $$. Then we thought maybe we will just do the ground floor extension to get a larger/second living space/kitchen but same 3 beds and see where we are at in a few years, with the options then to either convert the old lounge into a master suite and go back to 1 living space, or look at doing the second storey bit separately, or sell and move. We would also be looking to do a new, larger deck at the same time as the ground floor extension. Hopefully the below tells a good storey but happy to answer any questions. I guess i am wondering, firstly, would the ground floor extension be worth it in peoples eyes? Secondly, would the conversion of the lounge room into a master suite still work overall. First image shows the current layout - middle image shows the planned ground floor extension - bottom image is ground floor extension plus changing the front lounge room into a master suite (inc taking up space that is part of the terrace/porch but is under the current roof line so would just need framing up - about 12spm space added). That kitchen / living space looks nice and open - I’d personally convert the lounge/study into a master bedroom given the other bedrooms have BIRs. Perhaps convert one of existing rooms into a study.
