The below is a Weatherboard house in Melb. House is in OK condition, has been restumped, needs a few boards fixed and an exterior paint, with I am comfortable estimating.
Ideally we would like something like the following renovation & small extension. I am looking to both optimise it for our next 10 years needs & not kill my resale value down the track.
So our requirements are:
- 3 big bedrooms, a bathroom for each (but understand one probably needs to be a central bathroom/bath for resale later)
- Two living areas
- Maximise indoor/outdoor
So any feedback/suggestions on the below (very rough) plan? Yellow is existing house remodelled, mainly within existing internal walls, with the exception of the Master bedorom. Green would be the "extension" part.
Rough Cost?? - (I know how long is a piece of string?) Would $150k cover the cost of the internal remodelling/extension , if I kept fixtures/fitting in the moderate range. I've done four previous reno's (but with my carpenter ex), doing this on my own, will get my owner builder permit to keep costs down.
