We hired a qualified builder with over 30 years experience to renovate our early 70's house. After our initial excitement of finally being able to start (Victoria's lockdown started a few weeks after we signed the contract), 3 weeks in and the honeymoon is over! This is Part 3 of my concerns, the third of many... Our house has a small extension at the back from the previous owners. The extension is particle board but the rest of the house is Tassie oak floorboards. As part of the works, the particle board will be removed and it will be replaced with Tassie oak to match the rest. Although our crawl space is very high and very accessible, the builder never went down there. As they pulled up the particle board, they realized that the joists under the extension were placed perpendicular to the existing house. After trying to convince us to have the new floorboards running perpendicular to the existing (it might be a nice feature he said)...no thanks...he plans to put beams or noggins every 600mm between the current joists to allow the boards to run the correct way. I know he will try to charge us for the extra work, but does he have a right? It wasn't up to us to go under the house and we wouldn't have known what to look for in any case. I offered him full access to the crawl space prior to contract signing but he never took me up on it. Also, is it ok for the builder to use second hand f17 timber for these noggins? They seem to have been used to box concrete previously. Any advice would be great, tried calling consumer affairs to find out by rights but they won't take the calls. Thank you!
