Browse Forums Renovation + Home Improvement Re: Roof Replacement - First Steps 5Oct 03, 2020 12:13 pm oklouise jpl oklouise first discuss with roofing companies for a quote for the simplest repair and/or replacement of existing roof cladding including better insulation and extras including new gutters, downpipes, fascia and eaves..(make sure that you research all these so you understand what you're asking about)..eg are the old eaves ok, do you want steel fascias etc etc.. there's a wide range of options starting with DIY paint of the existing eaves and fascias to replacing everything with low maintenance upgrades now you have a base line to better understand the cheapest option and everything else is extra inclúding changing the roof shape and new ceilings would be completely separate after the new roof is complete ask the roofing companies if they can change the roofing profile ... this will usually involve a Development application to local council including a plan of proposed changes but if the roofing companies don't offer that service themselves they should have some useful contacts otherwise start researching builders.. in my experience builders usually prefer to start with a plan before they can quote but we've always found it useful to discuss options with builders first so that we only plan what's structurally possible it could be possible for you to obtain your owner builder qualifications and employ a carpenter and roof plumber (and all other trades for electrical, plaster etc)..but when the whole roof needs to be removed, reshaped and replaced within hours that would be best done by an experienced team under supervision of a builder who would be responsible for organising everyone and that would be my preferred choice as the roof structure and ceiling needs to be replaced and there's asbestos (and almost certainly asbestos in other parts of the house) now would be the best time to consider any other improvements and make a whole house plan including a step by step list of what needs to be done, how and when it can be done and by whom, even if you can't do all the work at once eg stage 1 replace roof...builder, stage 2 internal demolition DIY? and asbestos removal (professionals) stage 3 rearrange internall walls (builder or carpenter) 4. new plumbing and electrical (trades) 5. new wall and ceiling lining etc if you post a copy of the existing floor plan with dimensions, direction of north and a wish list i could make some basic images of new roof and floorplan Thanks for the info. Would definitely get a builder to look after the process. I have included a current floor plan and rougly what we would like to do (this is very rough and I will not win any art prizes ), a picture of one of the ceilings. The roof stops where the garage starts as it is a seperate building. We would need to do the asbestos removal at the same time as the roof (I think) as the structure is below the ceiling. There is a lot to renovate (over time) we we getting the roof (or at a minumum the asbestos) sorted first as it allows us then to do some bathroom and kitchen work that we want to do and not risk damaging later when we remove ceilings. Pitched roof is not the highest priority just thought it was worth looking at while doing as if the extra cost is not too prohibitive it would be nice to have some height. Thanks again. The garage is actually a Stratco sheds so it is a completely different building, it just looks like it is attached in the floorpan, there is about a foot gap. We don't have a lot of space on either side (about 1.5 metres). The plan with the bathroom is to knock the wall down between the toilet and bathroom and make it 1 which would give us an entrance, we would also either move the front door to the lounge room or move the 3rd bedroom across into the lounge a little and have a hallway where the front door is now. I have toyed with the idea of extending the roof of the main house across to where the garage is and when we replace it and have it as a carport at the moment. it would then give us some space to extend to in the future if closed it in.
