Browse Forums Renovation + Home Improvement 1 Aug 12, 2020 12:00 am Hi, Apologies if this is already covered elsewhere but i'm trying to find a definitive list/overview of what reno work can be done in QLD and what you need to get a licensed contractor in to complete. For clarity I'm looking for a list of what you legally have to contract out, not suggestions of what you should do. I understand you need to get a licensed trade for electrics, pest control, plumbing, drainage but what about other changes (removing non-load bearing walls, creating new rooms/walls etc.)? Not sure why plumbing/drainage is restricted but I understand we need to abide by the regulations. For context my wife and I extended our double-storey home in the UK, with the father-in-law doing the brick work, but we fulfilled all the other trades. This included us demolishing the garage and removing old foundations, using excavators to dig new foundations, pouring concrete, building the ground slab, installing 1st floor joists, building the orangery roof including epdm waterproofing, all insulation calcs and installation, installaing all windows and doors, installing a large roof lantern in the orangery, installing 4m wide bi-fold doors, knocking through external walls into the extension and building new partitions, completing all plumbing and electrics, 3 new bathroom installs, large new kitchen, plasterboard, flooring, re-routing the external sewer, installed new hot and cold water tanks, tiling and all other internal finishes. The only things we didn't touch were the gas connections to the boiler and cooker, as thats not allowed in the UK, installing new carpet and merging the new slate with the existing roof as we wanted a decent finish with that. A lot of hard work over 2 years, which was rewarding, but we don't want to do all that again now we've moved. However it would be good to know what changes we could take on ourselves without falling foul of the regulations. Thanks in advance for any guidance on this. Start with a sketch-> 3D Bim->Compliance->Data-> Costs ie 3D Bim, 1st Stage Quantities and Internet pricing then fine tune the Model and data->Optimise The design,data/proofs and processes in the 2nd Stage The better the information you put up the better the reply and it also helps others Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: What DIY can be done in QLD 3Aug 13, 2020 5:02 pm Thanks Chris, To provide context we’re looking to buy a property but I’d like to change the internal layout, relocate the kitchen slightly, remove some walls, add new rooms, change bathroom around etc. In the UK I didn’t need to check before doing any of this, as long as it wasn’t gas or touching the fuse box then it was fine (even larger projects, including connections to the fuse box can be done yourself, you just need to engage the council and they inspect at key stages). Seems more of a minefield over here around what can be done yourself. For example, - If get a structural engineer to confirm which walls are load bearing can I personally remove any non-load bearing myself? - For load bearing walls can I get structural drawings done and then make the changes myself? - Can I install the kitchen and just get a licensed contractor to do the electrics, plumbing and any gas work? - can I relocate bathroom furniture and just get a plumber to change the connections and drainage? - can I install my own concrete pool (unlikely I would due to the amount of work involved, but not sure if I’m allowed to do it myself). Take a preliminary sketch and engineering and have a chat with your Council Building Surveyor.
