Centre the hall door in the middle and you can have storage both sides of the laundry. Thank you Eiffel. You can do the deck with outdoor fire....spa, pool and partly roofed. You are good at landscaping Re: Advice on extension plans needed please 42May 28, 2012 3:32 pm I am loving this advice, thanks!! No pool, can only swim for 3 months of the year, too much upkeep for the rest of the year. Also I was just thinking of course the study is just a room with different furniture in it, so I could make the "formal lounge" our office (nice and big, lots of room for my craft stuff (!) etc) for now, and when we go to sell it could be classed as a formal lounge. With the rad fireplace Will play with plans again now. Re: Advice on extension plans needed please 43May 28, 2012 3:50 pm Yep..you can do what ever you want. The basics will be there and you can furnish it how you like, then when you sell..if ever..show another living Re: Advice on extension plans needed please 44May 28, 2012 7:38 pm ok I've found out where I can build to (nothing official, but pretty sure it's right unless I want to lobby for an allowance), and I can't really move the whole east wall out, only part of it (the house sits crooked on the block). So the minor bedrooms and office/lounge are all pretty small =\ here's the block again: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ How small do you think a lounge/office can be? And how small can bedrooms be? Re: Advice on extension plans needed please 45May 28, 2012 10:28 pm Re: Advice on extension plans needed please 47May 29, 2012 12:38 pm D@n as I said before, *we* would use it as an office, but for resale, it's an extra living area. Also that's the kitchen as it exists now, I haven't played with the laundry area yet, but yes, it's a long kitchen! We could definitely extend further out the back, but as I said before, we want to keep as much backyard space as possible. I'd rather have small bedrooms and a big backyard than the other way around. Re: Advice on extension plans needed please 48May 29, 2012 1:05 pm i have 3 seconds...so just scribbled all over it!! but for not much..move the plumbing for the kitchen. then have a large family room dining opening on to the deck. the lounge needs to be a little bigger than yours, bedrooms 2.9 x 2.9 min I recon. our lounge is only 4 x4, but it is just for tv viewing, not for entertaining. I moved bed 4 wall over slightly to give a bigger lounge, and then thought, bed 4 could share a cupboard with the family room, so split it in half. so bed 4 has a wardrobe and the family/ dining has a cupboard. coat cupboard at front door, walk in pantry, only one door into laundry now. as that is too valuable a wall. (could be used for a tv, if you have your couch facing it, or have couch against the wall etc) just my 3 cents.. I'd love to open up the kitchen to be more open plan, and moving it would allow that... but as finances stand, the kitchen will be staying where it is, and pretty much as it is, unfortunately! But to compensate, I want to make the current kitchen window bigger and have cafe windows that open out onto the alfresco, which then has big doors to the new living area, so hopefully it would all feel pretty open. I have a good friend with many years building experience coming on thursday to check out the roof and the whole house and give me some advice too =) He'll give me some ideas of costs, maybe if somehow everything I want is magically going to cost less than I think, I could do that floor plan Re: Advice on extension plans needed please 51May 29, 2012 8:30 pm All you are moving is the water, no sewer etc, so you never know. Good luck. He will be able to give you a better idea. Let us know how it goes ok!!! Hi, We have a single story MacDonald Jones house, on a waffle pod slab with steel frame.
