Getting very close to signing a build contract for a large house extension, but prices have been rising and funds are looking tight (and don’t want to leave myself without any contingency).
I’m thinking of trying to remove scope within the contract with the intention to finish it soon after. Ideally these delayed works would be in a small area of the house and not turn the whole thing into a construction pit again 6-12 months later (realistic timeframe to have extra funds, delaying overall project wouldn’t help, we need to move from our temporary housing and back into the extended house to be able to access more money).
So, I’ve been thinking wet areas (bathroom, powder room, laundry) are pretty expensive to fit out. I’m not willing to remove a bathroom or the laundry totally from the completed and planning approved design we’ve got but could ‘live without’ 1 of the bathrooms for short term (plan has 1 ensuite and 1 main bathroom + 1 powder room) or with a laundry that’s a shell of a room only. Probably pushing it too much if laundry is not functional at the bare basics.
Has anyone had a builder construct the shell of a laundry for example but not do the fit out of tiling and cabinetry etc? Is this just going to cost twice as much doing it later?
