I like 2 house designs and Ive visited them both. BOth are nice
One has alfresco and bigger kitchen but loose about .5 meter of backyard space
other has no alfresco smaller ktichen, Gain about .5 meter of backyard space ( house is about 15k cheaper to )
I may be able to get the price down or get more additions free if I negotiate for the house with alfresco
What are some other peoples opinions here for investment property out of these two plans and the brief info above

The one that is cheaper and minus alfresco with smaller kitchen has a 3d tour here:

The one with bigger kitchen and alfresco and is more expensive by around 15k but before negotiations ( attached photos) aslo the bigger kitchen has more overhead cabinets for storage
Basically I feel the house with bigger kitchen, alfressco is more practical and has a little more storage and outdoor entertainment. I personally like it better. But this is an investment. So if I cannot get the price down is it worth paying extra for investment purposes

Obviously it makes sense to pay extra for few dozen extra meters of the house rather than the backyard space.
Generally, alfresco is a good thing which increases the value of the property.
From what I see, there are many other differences between those houses including the sizes of the bedrooms, different finishes, different orientation, etc.
All those factors have to be considered together.
